Mainline Group Architecture begins every project by gaining a comprehensive understanding of your needs, opportunities, and constraints inherent in each site.
Synthesizing that information with our expertise to create a unique, beautiful, and functional structure is not just a goal, it is our business. Working in a collaborative design style, Mainline Group Architecture affords each step of the project to be owner approved to ensure success. Below are the multiple phases each project goes through for a successful completion.
All pertinent information related to the site and building construction is gathered including client’s programming requirements, documenting as-built and site conditions, zoning requirements and site surveys.
Based upon the owner’s needs and budget, and data from the information gathering phase, preliminary design work is developed for the site and building construction. Schematic design work consists of drawings, details, etc., required to convey all proposed concepts to the client.
Design development is a more detailed continuum of the design and drawing process; incorporating ideas of materials, finishes, building details, etc. Whether working with Mainline Group Architecture’s interior design services, or working with an independent interior designer/decorator, MGA will assist with all design decisions so that the completed project appears as a unified whole.
Development of interior and exterior elevations as well as any required design work for construction plus finish selections is prepared during this phase. Concurrently, preliminary total construction cost estimating and projected project schedule are refined.
Upon owner approval of the design development package, a complete set of construction documents for qualified construction and local building permitting are produced. The construction drawings include, but are not limited to:
Phase 05
Mainline Group will solicit bids from general contractors’ candidates. Site walkthroughs, drawing clarifications and specific site issues will be addressed in this phase. Bids will be reviewed and a specific contractor will be recommended to the client.
During construction, Mainline Group Architecture will make periodic visits to ensure that the work is being completed in a manner consistent with the construction drawings plus review change orders, shop drawings, and pay requests as required. Mainline Group Architecture will issue revised drawings in order to clarify bid and construction requirements, if necessary.
